Access Control & Automated Gate Systems for DC-Area Commercial Properties

Commercial automated gates in the DC metro carry a heavier load than they do in many other markets. The properties include corporate campuses, federal facilities, and the largest concentration of data centers on Earth.

Northern Virginia alone holds 13 percent of the world’s data center capacity and a quarter of the Americas’, according to a 2024 JLARC study. If you manage a property here, your gate and access control system are the front line of who gets in and who does not.

Hurricane Fence has built that front line since 1994 as a Class A Contractor (CIC FIC & HIC #2705024990).

Why the DC Market Demands More From a Commercial Gate

Three types of buyers dominate this region, and each brings different requirements to a commercial gate.

Corporate offices and multi-tenant parks need to separate visitor traffic from employees, track access to restricted areas, and connect the gate to badge systems already used throughout the building. The gate becomes both a convenience and a liability control.

Government and federal facilities operate under expectations that go well beyond a locked entrance. Standoff distance, documented access, and antiterrorism-based site planning can all shape how the perimeter is designed.

Then there are the data centers. A single building takes 12 to 18 months to construct and puts roughly 1,500 workers on site at peak, according to the same JLARC study. That means perimeter and access control decisions often occur early and must support a demanding operating environment. These properties are driving demand for access control systems in Northern Virginia, and they rarely fit an off-the-shelf solution.

What connects all three is that the gate is never just a gate. It is one layer of a larger system that can include credentials, cameras, and a documented record of every entry. If you are evaluating the entire perimeter, our guide to perimeter security fencing and access explains how those pieces fit together.

Access Control: Card Readers, Keypads, and Camera Integration

A gate determines when it opens. Access control determines who gets to open it. That is where much of the system’s day-to-day value comes in.

Credential options range from proximity cards and PIN keypads to biometric readers and telephone entry, allowing on-site staff to verify visitors before the gate opens. For properties with recurring vendor traffic, license plate recognition tied to a camera can open the gate for approved vehicles without requiring someone to present a badge.

Each entry can be logged with the time, date, and credential used. That record turns a simple access point into an audit trail.

The real advantage for commercial properties is having one contractor handle the fence, gate, operator, and access-control layers instead of stitching several subcontractors into a single system. When those components are specified together, they can function as one system. For a deeper look at credentials and camera integration, see our guide to integrating access control with your commercial gate.

Gate Operators and Safety Compliance: UL 325 and ASTM F2200

This is where commercial gate projects can quietly go wrong. The hardware must meet established safety standards, and these requirements must be addressed during the design and installation process.

Every gate operator manufactured on or after August 1, 2018 must meet the 7th Edition of UL 325, the safety standard for automatic gate operators. That edition tightened the requirements for entrapment protection, which matters for commercial swing gates and power-operated sliding gates.

The gate itself falls under ASTM F2200, the construction standard for automated vehicular gates. It requires smooth bottom edges with no protrusion greater than half an inch. It also requires openings to be screened so a 2.25-inch sphere cannot pass below 48 inches and a 4-inch sphere cannot pass between 48 and 72 inches.

One detail can catch property owners off guard: automating an existing manual gate means bringing that gate up to the applicable standard at the time of automation. Adding an operator to an older gate does not create a shortcut around compliance.

Technicians can also carry the American Fence Association’s Certified Gate Automation Technician credential, which tests knowledge of UL 325, ASTM F2200, safety devices, and vehicle detectors. The credential requires a year of experience and must be renewed every three years.

Hurricane Fence runs the only in-house gate-operator division in Virginia, so gate automation and fencing can come from the same team rather than through a handoff. For more on safety, see our guides to gate operator safety devices and commercial gate operators.

At Hurricane Fence, we offer free, in-person estimates for commercial fencing projects. We also submit bids based on your project’s specific plans and specifications.

Crash-Rated Barriers for Government and Data Center Sites

For federal facilities, defense contractors, and data centers, a standard gate may not provide the vehicle intrusion protection the site requires. That is where crash-rated gates and barriers come in.

Crash barriers are rated under ASTM F2656, which uses M-ratings based on the ability to stop a 15,000-pound vehicle at set speeds. M30 corresponds to 30 mph, M40 to 40 mph, and M50 to 50 mph. These ratings replaced the older Department of State K-ratings, making M50 the current equivalent of the legacy K12.

At the top of this scale, a K12/M50 barrier stops a 15,000-pound truck traveling at 50 mph, with penetration ranging from 3 to 20 feet.

The appropriate rating depends on how the site’s perimeter is planned. The Department of Defense’s UFC 4-010-01 antiterrorism standard builds its approach around standoff distance, keeping a potential threat as far from an occupied building as the site allows. The barrier rating and setback therefore need to be considered together.

Hurricane Fence has installed high-security systems on government and military projects across Virginia and the DC area. We describe that work in general terms because much of it is subject to confidentiality requirements. Permits and Utility Locates Across Virginia and DC

Fencing Contract and Permit

Before anything gets set in the ground, two things need to happen: a utility locate and, in most cases, a permit.

In Virginia, that means contacting Virginia 811 at least three working days before excavation so participating utilities can mark their lines. In the District, Miss Utility requires at least 96 hours’ notice, and no more than 10 days, before digging begins.

Permit requirements vary by jurisdiction. In Fairfax County, a commercial gate operator installation is processed through Land Development Services, which handles building and trade permits, including the electrical permit for operator wiring, via the Planning and Land Use System portal.

Fairfax County applies its own height and setback rules to commercial fencing, so it’s worth confirming current requirements with the county’s Zoning Administration Division at 703-324-1314 or ordadmin@fairfaxcounty.gov before finalizing where a perimeter gate ties in.

Hurricane Fence handles the Virginia 811 and Miss Utility calls and helps prepare the permit paperwork so your team is not left chasing these requirements. For a full jurisdiction-by-jurisdiction breakdown, a companion permit guide is on the way.

Common Questions About DC-Area Commercial Gates

Do commercial automated gates in DC and Northern Virginia have to meet UL 325?

Yes. Every gate operator manufactured on or after August 1, 2018 must meet the 7th Edition of UL 325, and gate construction must meet ASTM F2200. If you automate an existing manual gate, it must be brought up to ASTM F2200 at that time.

What crash rating does a government or data center gate need?

It depends on the required stopping speed. M30 stops a 15,000-pound vehicle at 30 mph, M40 at 40 mph, and M50 at 50 mph, with M50 serving as the equivalent of the old K12 rating. The appropriate rating is determined alongside the site’s standoff distance, which we can assess during the estimate.

Do I need a permit to install a commercial gate in Fairfax County?

In most cases, yes, including an electrical permit for the operator, filed through the county’s PLUS portal. We help prepare the paperwork and handle the utility locate through Virginia 811 or Miss Utility to ensure the process does not stall.

Can one contractor do both the fence and the automated gate?

Yes. Hurricane Fence runs the only in-house gate-operator division in Virginia, so the fence, gate, operator, and access control can be specified and installed by one team rather than split among subcontractors.
